LOCAL NEW HOME CONSTRUCTION COMMUNITIES

This is a list of local developments for new home construction.   Each community has its own set of covenants and requirements.  Some have only one builder that can build in the community and others allow you to choose from many qualified builders.  Please call me at 412-496-6602  for details on any or all of these communities.  Make sure you read why you should use an agent for new construction. 

Bonniedell in South Park is a great private community offering  new construction lots in Phase 2 from $60,000 and in Phase three from $75,000.  The lots are located in a private, quiet wooded area just off Ridge Road in South Park not far from the new high school.  Turn onto Bonniedell Drive and follow the road back to the two model homes on the left.  Open weekends and by appointment.  Call me at 412-496-6602 for info and a tour of the plan.  This is a bring your own builder community.  Costa and PapPone Builders are just two of the local approved builders.  If you have another builder in mind, let us know so we can see if they meet the requirements.  There is an 80% brick requirement on homes built in this plan to keep it uniform with surrounding homes.  This plan also offers multi-acre lots starting at $100,000.  If you want a quiet private community in South Park Twp., this is it.  Close to South Park stables, fairgrounds, and everything else this community has to offer.

 Castors Farm is a Cul de sac community with only 25 lots on the street.  Costa Homebuilder packages from $380,000.00.  Large "Signature" Style lots ranging in width from 90' to 120'.  Take Rt. 51 past entrance to 43, make a right onto Ridge Road exit ramp.  Left onto Ridge Road from ramp.  The plan is 2 miles on the right.  Or take Old Clairton Road to Gill Hall and make a left onto Ridge.  The plan will be on the left.  Call me for for an appointment at 412-496-6602.

Pleasant Valley Townhomes located in a quiet cul de sac in Pleasant Hills consists of 28 Townhomes featuring one level living with a 1st floor master suite.  2 and 3 bedroom floor plans available.  Costa Homebuilder packages starting at $234,900.00  Call me for more info at 412-496-6602.

Patriot Pointe is located just past Jefferson Hills Real Estate Office on Gill Hall Road.  This is a 90 lot plan and has lots available for Ryan Homes and bring your own builder homes.  Our bring your builder lots range from .28 acres to .65 acres.  Most of our lots are bordered to the rear by trees.  This is a very private plan and our lots are graded and ready to go.  Most are level to slight rear slope.  Currently priced at $42,800.00   The Ryan packages in this plan start at $179,900. for a base package on a 4 bedroom Armstrong model.  The Westmoreland is the fully decorated model in Patriot Pointe and starts at $199,900.00  The model as it sits is priced at $300,000.00.  Take Gill Hall Road just past our office to Independence Drive.  Turn right and the Ryan Westmoreland model is the first home on the left.  If you go without me, please tell them I sent you.  Our bring your own builder lots are located on the same side a bit further down Independence Drive and then into the cul-de-sac to the left where you will find the most private treed lots.  Call me  at 412-496-6602 to set up an appointment with one of our builders, or to see a Ryan representative.  Together we can determine what is right for you.  Click here to see why you should use an agent for new construction and how it can save you money.

Stone Villa Estates is a new 24 lot residential subdivision off of Old Clairton Road in Jefferson Hills, Allegheny County, PA. The plan is located only 7 miles out of Pittsburgh and a half of a mile from Routes 51 and 43. The plan is designed by Robert Gales & Associates and R&Y Development Company. Lots are ranging in size from 0.6 acres to 2.1 acres. The development offers serene settings with private views and a cul-de-sac.  The lots range in price from .6 acre at $65,000. to 2.5 acre at $199,000. with several 1 acre lots at $99,000.  This is a plan for upscale estates set in a private area surrounded by trees.  This plan stretches from Old Clairton Road by the Practice Tee all the way down to just above the Blue Flame restaurant.  It will not connect to Rt. 51  Call for a private tour.  Construction is set to begin this Summer 2008.  


North Strabane's newest and most exciting housing plan is now underway with 90 single family homesites.  Planned are sidewalks, tree-lined streets with dusk-to-dawn lamp posts and panoramic views.  A great location that is convenient to shopping and major highways (Route 19, I-79, I-70, I-279) and served by the Canon McMillian School District.

At Waterdam Farms carriage-style homes start from $300,000.  Five floor plans to choose from.  All offer first floor Master Suites and attached garages.  All plans can be customized.  Building sites for detached single family homes are limited with package prices starting at $315,000.
